The site is located on the junction of Angel Lane and Windmill Lane, Stratford, London. The well-known Railway Tavern sits on the corner of the site. The main Tavern building will be retained and restored. The Tavern’s inclusion into the overall proposed scheme is important for its own continued use and it will also act as a conduit, linking the new buildings on Angel Lane and Windmill Lane. Windmill Lane is an unassuming Victorian street, one of the few remaining examples of Victorian Architecture in this part of Stratford.

The site is advantageously situated within close proximity to Stratford Town Centre, which is only a 5-minute walk away and, more importantly, close to the major transport hub that is Stratford Station, thus making the proposals location ideal for a hotel.

This new hotel comprises 430 bedrooms of varying types, along with a Reception, Restaurant, Meeting Rooms etc.   The building elements carefully transition in scale from 3 storeys, at the Victorian Windmill Lane, to 6 storeys along Angel Lane and finally 14 storeys at southern end of the site adjacent to the rail tracks. The tower reduces in mass as it ascends to create an elegant form that is carefully placed to minimise its impact on the adjacent apartments.

The design approach at Windmill Lane aims to ensure that the proposed new building will be sympathetic and respect the adjacent Victorian buildings. The design approach at Angel Lane provides an opportunity for a contemporary design statement that will include a taller element to the south adjacent to the Network Rail link, thus providing a positive link and transition to the taller buildings at Stratford Town Centre. The height and separation of façades of the proposed elevations have been carefully considered, having regard to the Railway Tavern.

The application was submitted in May with a decision due in Sept 2020.
